For property owners
A Fun Way to Make Money on Your Property.
Halloween is one of the biggest nights out of the year, and people will drive an hour for a great haunt. Let your property cash in on it.
- New income from your space, as rent or a share of every ticket sold.
- We fund, build and run it. Sets, effects, actors and operations are on us.
- Busy all year, not just October. The monster museum, special events and holiday nights keep the doors open.
- A local favorite. Jobs, charity nights and a tradition people come back to every fall.
Not a fly-by-night haunt
Theme-Park Quality. Fully Immersive.
Forget black plywood hallways and fake blood splattered on every wall. FrightScream is designed as a fully immersive attraction, with the kind of detail people expect from a theme park, built and run by a professional team.
Not this
- Black walls and a strobe light
- Fake blood everywhere
- Cheap, repetitive jump scares
- A one-weekend pop-up
This
- Detailed, themed environments
- Pro lighting, sound and effects
- Original story and characters
- Trained, paid performers and a run built to last
Ways to partner
Pick Your Piece of the Nightmare.
Every property and every owner is different. Here's how we can work together.
Space Partner
Provide the property. Earn rent or a share of ticket revenue every season while we fund, build and run the attraction.
Year-Round Partner
Keep the space active all year with the monster museum, off-season events, holiday nights and our workshop. Steadier income, no empty months.
Community Partner
Give your property a starring role in town: a fall tradition neighbors look forward to, local jobs, and charity nights that give back every season.
Space + Investment
Want a bigger slice? Invest in the build alongside your property and earn a larger share of the upside. Terms are private and set in a written agreement.
Good for the community
A Haunt the Whole Town Claims.
The best haunted attractions become local institutions: the place everyone goes every October. That's what we're building, and your property is where it lives.
A Fall Tradition
A night out families, teens and friends return to every year, and look forward to all summer.
Local Jobs
Paid seasonal roles for actors, makeup artists, builders, technicians and guest services. For many, a first job.
Giving Back
Charity nights, food drives and nonprofit partners built into every season.
Busy Neighbors
Guests grab dinner, fill up and shop nearby. Food trucks, breweries and local makers join us on site.
What we need
What Makes a Great Site
It doesn't need to look scary. That's our job. What matters is the bones, the location and a path to safe public use.
Room to Scare
Less than you might think. A single haunt can start around 3,000 sq ft, a hayride loop fits on about half an acre, and wooded land can host a haunted trail. A large indoor haunt can use up to 75,000 sq ft. See sizes.
Sprinklered
Required for indoor haunts under California's special amusement fire code, so the building needs sprinklers or a realistic path to them. Bonus: heat detectors instead of smoke detectors let us run theatrical fog. We can go without fog if we must, but it hurts the show.
Parking
Room for several hundred cars on peak nights. It doesn't have to be on the property: a neighboring lot or a nearby parking garage works great. We run evenings and weekends, so we pair well with daytime businesses.
Easy Access
Close to a freeway, simple to find and well lit, with a clear route in and out for guests and emergency vehicles.
Feels Safe
A location families, teens and groups feel comfortable visiting after dark.
Population Draw
Enough people within reach to fill it every October. Our focus areas are mapped below.
Compatible Zoning
Commercial, retail, event or fairground sites where entertainment use is allowed or can be permitted. Not sure? Tell us anyway. We'll check.
Year-Round Access
Year-round is ideal: build in summer, scare in the fall, and run the monster museum, events and our workshop the rest of the year. Seasonal (about July to early November) can work too.
